Here's how we got a $25,000 seller concession for one of our buyers. So recently one of our buyers was under contract to purchase a three bed, one bathroom home in North Channel. And because of its age, we knew it would be a good idea to get the cast iron plumbing system checked out. So in addition to the general home inspection, we ordered a hydrostatic and camera test of the sewer lines. And it turns out that the cast iron lines were in fact leaking. And this is one of the reasons why the foundation was out of level. So that needed to be fixed as well. Also with this house, the roof needed to be replaced and the AC needed some repairs as well. So with all of this information, we got bids from different tradesmen and all in all, all of the repairs totaled $25,000. We then gathered all of these bids in writing with all of the information laid out in front of them. It was hard for the seller to argue. So they agreed to the $25,000 for repairs without any pushback.
